The Floor Plan

The math in a listing, a closing and a licensing exam, one step at a time: square footage from a floor plan, acres and front feet, commission splits, the seller’s net, mortgage payments and PITI, property tax in mills, prorations at closing, cap rate and GRM, and appreciation. Full loan schedules are on the Money Jar, plain percents on the Hundred Grid.

For learning and licensing-exam practice. Real loan terms, taxes and closing costs come from your lender, title company and local rules; the rates and customs on this page (who pays for the day of closing, a 28% housing ratio) are typical textbook ones, not advice for a real sale.

The work

Say it out loud

Money is worked exactly and rounded to the cent once, at the end; a mortgage payment uses the standard formula, rounded to the cent.
